Can i get a mortgage? - Zillow Real Estate Advice

Contact a local Realtor.? They work closely with lenders and can find one that best suits your needs. (VA for vets; FHA for first time buyers, etc) Some states have first time homebuyer funds (such as Missouri). Once you get preapproved, your real estate agent can run comparatives for you on the property you are interested in purchasing.? If it is a short sale be prepared to be very patient and hopefully you do not have a lease expiring soon. It is still very much a buyer's market so your agent can assist you with comparing properties for the best choice that fits your needs.

Bringing Home Baby and a Snake?! | Skinny Mom | Tips for Moms ...

Miss. Lucy

Lucy at 1 week old

?

Well? after 40 weeks and 4 days, Miss Lucy is finally here, but it wouldn?t be normal for Brett and I to have anything just go smoothly!

Once my due date came and went, I went to the Dr. on Monday and the Dr. said it?s time to induce, we will see you Wednesday night at 6:00! So for the next two days, I went to lunch with some girlfriends, took a few naps and tried to prepare as much as I could before Lucy?s big arrival. We were all packed, Brett came home from work early around 4:00. We decided to sit down, watch Sons of Anarchy, and relax as it would be our last time in our house just the two of us!

5:00 rolls around, and its time to start getting ready to leave for the hospital. I was in the kitchen putting a few last things together and thinking to myself?how calm and smooth things are going, ?when Brett busts through the door and yells there is a 10 foot Python in our front yard! I just laughed and said, ?Now is not the time for jokes?, but I took a good look at him and his face was completely white and his hands were shaking! He was being 110% serious! What?!?!

We ran and got a neighbor, and by this time the snake had made its way up into Brett?s truck. The neighbors were heading over one by one. Finally, the cops arrived and let us know that we were not allowed to use firearms in town so we could not shoot the snake! The wildlife officer then shows up and says this was out of his jurisdiction and wound not be able to help us. What?! Are you kidding me? We are scheduled to be at the hospital in an hour for DELIVERY! Of course, I am freaking out by this point. Finally the wildlife office was able to get in contact with a local zoo and they were coming out to get the snake!

At about 5:40 we had to leave and make our way to Good Sam, in hopes that the snake would be gone by the time we brought Lucy home from the hospital!

We get to the hospital right on time, start all of our paperwork and get ready to start being induced, we receive a text from our neighbor that the snake was caught and they did let us know it was an 8 foot Boa Constrictor that was someones pet that they had let go! (Thanks a lot)!

Other than the Boa Constrictor sneaking in our front yard, everything else went smoothly. At 9:37 p.m. on September 27, 2012, I gave birth to a beautiful 8 pound 5 ounce baby girl, Lucy Monroe.

Discover Why More And More People Are Opting For House And ...

You are here: Home / General / Discover Why More And More People Are Opting For House And Land Packages

In several countries around the world, more and more people are purchasing?house and land packages, rather than opting for secondhand homes. Generally speaking, there are two main reasons for this current trend, and that?s exactly what I?m going to discuss in this short article.

The Risks Are Many When You Buy A Secondhand Property

There are always risks involved when purchasing a home, but to be perfectly honest, purchasing a secondhand home is far more risky than purchasing a new home. Unless you?re exceptionally lucky, you?re not likely to find a secondhand property that has no signs of wear and tear. If like me you?ve had to pay for house repairs in the past, you?ll already know that they can cost a small fortune.

A thorough inspection of the property is without question incredibly important when it comes to purchasing a secondhand home. Of course if you?re relying on a bank or building society for finance, they may in certain circumstances send out their own designated inspector. If for some reason you can?t keep up with your repayments, the bank will take possession of the home so they can sell it in order to recover their losses, and they don?t want to have to sell it at a loss. If there are major issues with the property, they might be forced to sell it at a loss, and this is why they insist on an inspection.

Having said that, banks also don?t want the inspections to be too strict since they don?t want to risk losing your business. The downside to this is that a mediocre inspection could cost you a great deal of money in the long run. Because?house and land packages?involve new builds rather than secondhand homes, this type of risk is virtually non-existent.

Buying A Secondhand Home Is Not Always The Cheaper Option

People in general are groomed to believe secondhand goods are cheaper than new goods, but you can be rest assured, properties are in a completely different league. To start with, you?ll have a hard time finding someone who is willing to sell their home for a loss. The truth is, every home owner you come across will be hoping to make as much profit as possible off the sale of their homes.

In contrast, many large scale?home builders?purchase a very large piece of land which they then split into individual lots. Private sellers are simply not able to reduce their asking amount to such an extent, but then again, the developer can recover their losses because they?ll be ones building your home.

Because the large developers purchase large swaths of land, home and land packages almost always prove to be better value for money compared to secondhand properties, and buyers usually also have the reassurance that their home is being built by very experienced?home builders. Above all, going this is probably also the most stress free option, in that the developer will take care of virtually all the necessary legalities, such as building permission, plans, site inspections and etc.

Mass Effect Gets a New Writer

Mass Effect Movie New Writer Foehls

It?s been a long time since the Mass Effect adaptation from Legendary was brought up in conversation, and a recent report may indicate why.?It seems the original script treatment penned by Mark Protosevich is being tossed aside, and relatively unproven scribe Morgan Davis Foehl is being brought in as the new writer.

He may seem an unlikely choice to successfully bring the videogame trilogy to the big screen, but his previous credits are a potential sign to fans that the film is moving in the right direction.

As Variety reports, Legendary is now bringing in Morgan Davis Foehl, an assistant editor-turned-writer who has yet to see one of his scripts make it to the screen. Foehl has experience as an assistant editor on FX?s Rescue Me and the Adam Sandler comedies I Now Pronounce You Chuck & Larry and Click. Foehl isn?t completely new to the writing game, having written a script for Alien Sleeper Cell from District 9 producer Bill Block.

While Foehl?s writing credits are slim, the reception to his work has been promising. Since Alien Sleeper Cell is being developed largely independently, it?s Foehl?s script (based on a pitch by Felipe Linz) that?s being used to sell the film to studios. Little is known about the project, besides the fact that it blends alien invasions with the tension of Matt Damon?s Bourne series. Foehl has also penned the script Whatever Gets You Through The Night, a thriller built around the son of a mob lawyer that earned a spot on 2009?s Black List of unproduced screenplays.

Mass Effect 3 Live Action Trailer

Add in his one-shot from Image Comics,?City of Refuge, and current job adapting Top Cow?s comic Crosshair?(following a suburban father who?s been programmed by the CIA to assassinate the President) and Morgan Davis Foehl seems to have a handle on the interstellar action and thrilling espionage that a Mass Effect movie would likely require. Fans of the game will be happy to hear that it was Foehl?s knowledge of the Mass Effect?series along with his previous credits that earned him the job from Legendary, but we wouldn?t expect this to mark a sudden increase in updates or details on the film?s status.

The creative minds behind the science fiction trilogy always maintained that a Mass Effect film wouldn?t be fast-tracked solely for profitability?s sake, even if that meant stalling production until the right talent and script was in place. Even Legendary Pictures claimed to be interested in bringing the property to the big screen?for its emphasis on strong characters and compelling story more than brand recognition.

Exactly what the story would focus on has proven to be a contentious issue, with scriptwriter Mark Protosevich (Jurassic Park IV, I am Legend ) and the studio seeming to be in disagreement over the plot. Protosevich claimed the script would honor the plot of the games and not feature a completely new story. What Foehl?s hiring means for the fate of Protosevich?s treatment is unclear, but it will be a pleasant change for fans to hear some positivity around the Mass Effect name.

The finale to Commander Shepard?s inter-galactic war against a race of machines, Mass Effect 3, released in March to conflicted reception. While hailed as one of the most polished and refined games of the year by critics, it was the writers? perceived fumbling of the story?s conclusion that sparked online petitions and cupcake-drives (easily the most delicious form of protest we can think of). The developers even modified and expanded the ending in response to the criticism, so we can understand why Legendary is taking their time -?Mass Effect fans are nothing if not devoted.

Mass Effect Movie Script Change

Don?t look so sad, Shepard, your movie?s still in the works.

Morgan Davis Foehl?s involvement could mean a completely new approach to the adaptation, but we won?t know for sure until either he or Legendary make an announcement. We?ll keep you updated when they do.

What do you think of Legendary?s decision to go with a less proven writer over Protosevich?s larger resume of films still in production? Think the Mass Effect movie should involve as much spy thriller as alien action? Sound off in the comments.

Betaworks? News.me Exits App Store, Team Focuses On Digg

News.me iphone screenNews.me, the social news service incubated at betaworks, announced today that it's officially pulling its iOS apps out of the App Store. The company is also claiming that it's yet another victim of Twitter's latest API guidelines, and states that Twitter may have even viewed its service as a competitor. We might not go that far, but it makes for a good story.

UK stocks flat as earnings counter UK growth

* FTSE 100 gains fade late on

* Banks higher, helped by strong UK Q3 GDP

* WPP, Unilever provide divergent earnings picture

LONDON, Oct 25 (Reuters) - Britain's top share index was

fractionally higher on Thursday as gains by banks on strong UK

GDP figures were countered by some mixed corporate earnings.

Banks added 0.8 percent on news that Britain

pulled out of recession in the third quarter, with its strongest

quarterly economic growth in five years, boosting expectations

that lending conditions will improve.

Many commentators, however, still remained cautious about

the outlook for the British economy, with the third-quarter

figure for gross domestic product probably flattered by the

Olympics in London in August.

"Despite the fact the GDP figure released today was better

than expected and does suggest a glimpse of hope for the UK

economy, it must be put into perspective. This is only a single

figure, and does not signal the start of sustained recovery,"

Jeremy Whitley, Manager of Dunedin Income Growth Investment

Trust said.

At the close, the FTSE 100 index was up 0.27 points,

or 0.01 percent at 5,805.05 points, having added 0.1 percent on

Tuesday to snap a three-session losing streak.

While the economy returned to growth, the third-quarter

corporate earnings season maintained a mixed picture.

WPP shed 2.3 percent after the world's largest

advertising group cut its full-year outlook for the second time

in two months in a third-quarter trading update.

Trading volume in WPP was more than double its 90-day daily

average, at 254 percent, while volume for the FTSE 100 index was

90 percent of its average.

Consumer products giant Unilever, however, added

2.9 percent after beating market expectations with a 5.9 percent

rise in underlying sales in the third quarter.

And cruises operator Carnival was the top blue chip

gainer, up 3.0 percent, as its peer Royal Caribbean Cruises

posted lower quarterly earnings but raised its full-year

forecast, saying bookings have been stronger than expected and

it has been able to charge more per cruise.

Royal Caribbean was up over 3 percent on Wall Street.

Other well-received results helped lift New York stocks

early on, but by London's close the gains had faded with U.S.

blue chips down 0.1 percent. Tech giants Apple

and Amazon both report after the New York close.

"The UK stock market's fortunes depend more on the health of

the world economy than the domestic scene. Here, there are some

hopeful signs from U.S. housing, the Chinese cycle bottoming,

lower oil prices and reduced fears of a European financial

collapse," Andrew Bell, Chief Executive of Witan Investment

Trust said.

Ecuador fears for Assange's health, seeks UK safe passage

MOSCOW/LONDON (Reuters) - Ecuador is worried about the health of WikiLeaks founder Julian Assange and has asked Britain to guarantee him safe passage from its London embassy to hospital if he needs medical treatment, a senior Ecuadorean diplomat said in Moscow.

Assange, an Australian, has been holed up inside Ecuador's embassy in central London since June to avoid extradition to Sweden to face rape and sexual assault allegations.

British authorities say Assange will be arrested if he sets foot outside the embassy. The apartment building, located just behind London's famed Harrods department store, is under constant police surveillance.

"Assange has grown noticeably thinner, and we are very concerned about his health," Voice of Russia radio quoted Vice Foreign Minister Marco Albuja Martinez as saying in comments confirmed by the Ecuadorean embassy in Moscow.

"If he falls ill, we will have to choose between two alternatives: to treat Assange in the embassy or hospitalize him," Albuja Martinez said. "This is a very serious situation and it can affect Assange's human rights."

Later on Wednesday, Ecuador's Foreign Minister Ricardo Patino told reporters in Quito that while he does not know if Assange has any medical problems, he is worried about his health as time goes on.

"It's obvious that his health will deteriorate and we don't have a protocol, we don't have the necessary conditions" to deal with a possible health emergency, Patino said.

Ecuador has asked the British Foreign Office for a document that would enable Assange to enter hospital safely if necessary and return to the embassy with refugee status.

"I still haven't had a response from Britain to see what we do if Mr. Julian Assange has an emergency ... . At this point, the threat that they will arrest him if he sets foot outside the embassy still stands," Patino said, adding that Assange is "suffering."

Assange is said to be living a cramped life inside the embassy. He eats mostly take-out food and uses a treadmill to burn off energy and a vitamin D lamp to make up for the lack of sunlight.

In late August, the former computer hacker said he expected to wait six months to a year for a deal that would allow him to leave the embassy.

The Foreign Office said it was unaware of Assange's health problems.

"Ecuador have not told us that Mr Assange is ill. However, were they to do so, we would consider the matter," said a Foreign Office spokesman.

Ecuador granted Assange asylum in August and said it shared his fears that he could face charges in the United States over the publication by WikiLeaks in 2010 of thousands of secret U.S. diplomatic cables.

When he appeared on a balcony of the building to address supporters in August, Assange appeared tanned and in good health. But a BBC reporter who saw him recently described him as "a very pale man" in a story broadcast on Sunday.

Assange, 41, broke the conditions of his bail when he entered the embassy after running out of legal options to avoid being sent to Sweden.

Speaking about the safe passage request he said Ecuador had lodged with the Foreign Office, Albuja Martinez said his country was pleased that Britain "did not reject it outright".

"We will not put pressure on them and will patiently await an answer, so that Assange can receive medical treatment if necessary," he was quoted as saying in Moscow.

Microsoft Surface with Windows RT review

Microsoft Surface with Windows RT review

When Microsoft unveiled its Surface tablets with a flashy, top secret Los Angeles event, it didn't just mark the beginning of a new (and utterly critical) phase for the history of the company. It marked the repurposing of a name that was already quite familiar to us -- though in the guise of a big table. That device lives on as PixelSense, thus putting a period at the end of one definition of the word, a definition Microsoft kindly requests we put behind us as we move on to something that is wholly different.

This new Surface device could be said to relate more closely to the active form of the word in question. That is, the verb: to rise up -- for something to appear that was not there before. It's a very apt definition for what Microsoft is doing, attempting to go from zero to hero on the tablet hardware front in just one shot. Is this, the Surface for Windows RT, good enough to erase decades of mediocre touchscreen Windows devices? Will it help Microsoft and its latest operating systems float up to the top of the tablet hierarchy? Your answers lie just below the break.

As China tensions simmer, Japan pulls back from "world's factory"

TOKYO | Tue Oct 23, 2012 11:57pm BST

TOKYO (Reuters) - Almost a quarter of Japanese manufacturers are rethinking their investment plans in China and some may shift future production elsewhere after the spike in tensions between Asia's two largest economies.

The sentiments were expressed in a Reuters Corporate Survey released on Wednesday and in interviews conducted in recent weeks with executives in industries ranging from electronics to apparel manufacturing.

The concerns suggest the recent rift between China and Japan over disputed islands in the East China Sea could mark the end of a boom that has played out over two decades in which Japanese companies have emerged as the most active source of outside direct investment in China after Hong Kong and Taiwan.

Since 1990, Japanese companies led by electronics makers like Panasonic Corp and followed by a wave of automakers like Nissan Motor Corp and Toyota Motor Corp and their suppliers have poured almost $1 trillion into Chinese factories, Japanese government statistics show.

The investment by over 20,000 firms created over 1.6 million jobs as Japanese companies looked to take advantage of low production costs and then China's potential as a surging market for everything from cars to cosmetics.

Now, sentiment has turned. When asked if their attitude toward using China as a production hub over the medium term had changed, 37 percent of Japanese companies surveyed said they had grown more cautious.

Almost half of Japanese manufacturers said they expected to see lower sales in the current fiscal year. In response to a separate question, 24 percent said they were considering delaying or reducing planned investment in China. Eighteen percent said they were considering shifting production to other countries.

The survey allowed companies responding to pick more than one choice to describe the impact of the China dispute on their business, meaning there could be some overlap between the group of manufacturers considering cutting investment and those looking to other markets outside China as future production hubs.

"China is very convenient, but gradually that convenience has been fading," Yoshihisa Ejiri, 65, president of clothing chain Honeys Co told Reuters.

The Reuters survey of 400 Japanese companies took place between October 1 and October 17. A month earlier, almost 60 percent of firms in a Reuters survey said they expected little to no fallout from the strains with China. Companies were not asked if they were considering delaying or reducing planned investment in China in that poll.

"The level of the anti-Japan demonstrations was different this time and I think that will make it harder for companies that have been successful in China to continue operating there," said Hisayoshi Hashimoto, a professor at Japan's National Graduate Institute for Policy Studies.

SOUTHEAST ASIA AN ALTERNATIVE?

The 267 Japanese companies that responded to the Reuters Corporate Survey did so on the condition they not be named.

In separate interviews, several executives, including Ejiri, the Honeys president, said they expected to point new investment to Southeast Asia and largely untapped markets like Myanmar.

Ejiri is determined to reduce his company's reliance on China, where Honeys now sources 90 percent of the clothing it sells. In the first step to diversify, Honeys began making skinny jeans -- a hot-selling item this summer -- in Myanmar.

Tyre maker Toyo Tire & Rubber Co has also said it is considering shifting investment aimed for China to Malaysia, where it is building a plant and owns a local firm.

Analysts and executives said the shift from China would come first for low-margin businesses where labour costs are crucial, like clothing and household electrical products.

For manufacturers that depend on sales in China, like Japanese car and auto parts makers, there is no choice but to slow production and hope the anti-Japanese sentiment subsides and inventories can be sold down, they said.

"Things made in China for the domestic market will stay, but for things made in China to export, the advantages, starting with labour costs, are declining," said Isamu Wakamatsu, a Southeast Asia specialist at the government-affiliated Japan External Trade Organisation.

For nearly a decade, Japanese business strategists have been talking up a "China Plus One" strategy -- a policy of managing risk by locating plants and facilities in China and one other Asian nation.

The latest wave of protests in China that broke after Japan nationalised two uninhabited East China Sea islands also claimed by Beijing has made the topic more urgent, analysts and executives say.

GO TO CHINA, OR GO BUST?

Honeys started production in China in the early 1990s, a time when Japanese firms led by consumer technology leaders like Panasonic, NEC Corp and Sharp Corp were rushing in.

"China is vast with a huge population and a strong infrastructure, beginning with the cotton-spinning. It's all there. For Japanese fabric-makers, the choice has been go bankrupt or move to China," said Ejiri.

Over time, the world's two biggest economies after the United States grew to complement each other, with China becoming "the world's factory" and Japan supplying many of the components needed for assembly. Two-way trade grew 14 percent to a record $345 billion in 2011.

Interest in the "China Plus One" strategy starting picking up after the outbreak of the SARS disease that sharply affected China for several weeks in 2002. It was a regular topic in Japanese business circles in 2005, following a wave of anti-Japan demonstrations in China that year.

For Honeys, which has more than 800 outlets in Japan and over 500 in China, rapidly rising wages in China had become a concern even before the recent political tensions. When Honeys started in China in 1991, workers making its clothing made about $65 a month, about one-seventh of what they earn today.

The territorial dispute between Japan and China added a new flashpoint. When workers returned to plants run by Canon Inc and Casio Computer Co last month after the factories were shuttered because of the anti-Japanese protests, they also demanded higher wages, company representatives said.

"Labour costs (in Myanmar) are one-fifth of what China is," Ejiri said, adding that Myanmar also has no export duties for clothing, unlike China.

For 2011, Japanese direct investment in the Southeast Asian region surpassed China by a margin of almost 50 percent, according to data from Japan's finance ministry.

Experts and company executives say it will take years before Southeast Asia can compete with China on factors that are harder to measure than payrolls, like a large pool of skilled talent and a developed network of suppliers.

Component maker Yamaichi Electronics Co found that out in 2010 when it built a new production line for connectors in the Philippines, to help it hedge its risk in China.

"In Shenzhen, all electronics parts are in the area. Japan makers, China makers, everything you need is right there. It's not like that in the Philippines," said a Yamaichi executive who spoke on the condition he not be identified because of the sensitivity of the issue.

Ejiri, whose Myanmar plant is operating at 60 percent of capacity, agreed. He said he expects it will take a decade for Southeast Asia to match China for efficiency, but he is prepared to be patient. The long-term goal is for Myanmar to account for 20 percent of Honeys' production.

"The buttons, the zippers, only China can do that cheaply," he said. "Since the materials are there, the goods end up getting assembled there, and that will take some time to change."

The Reuters Corporate Survey was conducted for Thomson Reuters by Nikkei Research. Target companies were split evenly between manufacturing and non-manufacturing with 60 of those in retail and wholesale and another 55 in electronics and precision equipment. Not all companies responded to every question.

Key Person Insurance - Rock Solid Finance with David Worrell

Post image for Key Person Insurance: How to pick a policy without getting ripped off

If given the choice, I think most business owners would rather discuss?well?just about?anything?other than life insurance. Who wants to think about their own death?

But if you love your business, care about your employees and want to protect your business partners, then you should be thinking about it. ?Now? while you still can.

Most business owners buy?key person life insurance?at some point in their career. This type of insurance helps your company overcome?the loss of its most valuable employee? You!

[Note: Don't confuse this with a policy to fund your?buy-sell agreement, which we have written about before. ?A key-man policy?is not typically used by the company (or your partner) to buy out your share of the company.]

Getting the right deal can be tricky, however, even for an experienced agent. ?So let?s take a careful look at the kinds of policies you?ll want and the ways to avoid getting ripped off.

What to Ask for
Key person insurance works best with either a?whole life?or?universal life insurance?policy. Both of these are called ?cash value insurance? policies ? meaning that your company receives?both a death benefit?and?a cash value reserve?amount that can be used any time (and for any reason) during your life. Great, right? ?You don?t have to die!

While term insurance can be used, it comes with risks. Most states don?t allow policies on people over age 80 or 85, and normally there is?no cash value?to a term policy. This is a lose-lose: if you no longer need the policy, there?s nothing to withdraw? and if you live past 85, there?s no payment to help replace you. Either result is a bad deal.

Make Your Policy Fit Your Circumstances
Cash value policies?are not all the same. ?You can pick a policy that emphasizes a high death benefit or a policy that emphasizes a high cash value amount. If you plan to die at your desk and really want to leave in style, go for a large death benefit. ?If you plan to retire or close the business in the next 10 years, think about accumulating a larger cash value in the policy ? that way you can?withdraw the value without actually, uh, dying.

  • For the larger death benefit, purchase something called a ?straight whole life? or ?ordinary whole life.? A universal life policy with secondary guarantees or ?guaranteed universal life? policy also works very well. Ask your agent about this helpful twist.
  • If you?d rather accumulate some cash value?(while still getting a decent death benefit of course), choose a ?participating high cash value whole life policy.? These policies are sometimes referred to as??10 pay whole life? or ?20-pay whole life,? and they pay dividends that help accelerate the cash value growth as well as the death benefit. ?(NOTE: for universal life policies, be sure you get a ?minimum death benefit/maximum cash value? schedule. This minimizes the costs of the insurance while maximizing the cash value.)

Avoid Being Ripped Off
While most insurance agents are honest and decent people, there are always a few bad apples in the industry. Sadly, the number of dishonest (or just plain ignorant) agents seems to be growing. ?Protect yourself with these simple tips:

  • Ask about commissions:??If you are purchasing a policy to maximize cash value, the agent?s commission should almost never be more than 50 percent of the first year?s premium. Forty percent or less is standard. For maximum death benefit policies, a reasonable commission for the agent is 90 or 100 percent of the first year premium. Anything over these amounts should be considered an ?expensive? policy.
  • Budget more:??When purchasing universal life, it?s always a good idea to pay more than the listed target premium in your policy?s illustration and contract, regardless of your company?s goal for the policy. The target premium is the?minimum?premium required to make the contract work. Never assume the minimum will be sufficient.
  • Don?t be fooled by quotes.?While most insurance agents will tell you to obtain several quotes, quotes can be highly misleading if you?re only looking at the ?illustrated? rates for the policy. Agents love to show you the these, but an illustrated rate only show you how the policy works, not how it will actually perform. Instead, compare two quotes by looking for a table in the illustration called the ?cost surrender index.? This will tell you how much you?re paying per $1,000 of insurance.

Cashing Out
When you ? or your key persons ? die, a key-person insurance policy will pay off and the proceeds will go to your company. ?The proceeds are tax-free because the premiums are non-deductible (you paid taxes on the premiums all along, so you won?t pay on the benefit).

The pay-out can be used for any purpose, but of course the whole point was to find a replacement CEO and train her to fill your shoes ? as big as they might be. ?Your staff or heirs could also use the money to wind-down the business, bonus employees, or maybe just throw a giant party. ?You can?t control how they will spend it, but you can make it possible for those left to continue the business without you.

Dedicated to your (endless) profits, ? David Lewis

The art of technology keynotes and product launches | WYT ...

Text and photos by Gadjo Cardenas Sevilla

It is the season of huge ?technology product announcements. How products are unveiled and presented to the public is a critical component towards a product?s long term success.

Technology keynotes have become events unto themselves. Extravaganzas of showmanship where promise and expectations bring hype to a boiling point until the big reveal. Because Technology is covered and analyzed more closely than ever before, companies bringing out new products need to balance between building up hype and interest without giving away all the goods before the big reveal. A perfect product announcement delivers on expectations but also reveals some unexpected surprises.

There are certain elements that make for a successful keynote presentation. One is unveiling a product that is truly innovative or at least ?notably evolutionary in terms of price, features or both.

The CEO Showman

Adobe Max is a technology showcase with high production value and very visual presentations

Today?s CEOs and executives aren?t just expected to be the face of the company, they need to be showmen and have to exert a strong stage presence and passion to energize the crowd, motivate their staff and make the product release a newsworthy event.

Then there?s the ability to offer practical explanation of what that product or technology does, how it changes they way people live, work or play.

The benefits need to be clear and compelling specially in highly competitive markets like smartphones where users have tons of choice.

Sony?s Sir Howard Stringer had the unenviable job of quarterbacking a huge lineup of product releases during CES 2012

A good product launch has a sense of build-up,??flow and resolution.

Apple?s famed product launches are an example of how the speakers can sustain excitement with a mix of showmanship, engaging product demos, videos and previews of commercials for the product.

Apple?s messaging is always unified, the features and benefits are clearly revealed and repeated?often so reporters have these memorized by the time the event concludes.

At the end of the presentation, there is a payoff where guests and reporters can get hands-on time with the launched products. Now they know what features to test and try out.

It is these early previews or hands-on impressions that get the ball rolling and help the public at large form an idea of whether or not a product is worth their time or money.

Huge multinationals who have hundreds of products like Sony, are constantly?challenged?by deciding whether to have individual product launches or hosting a big bonanza with multiple releases (which can be overwhelming).

Events like the Consumer Electronics Show (CES) are ideal for big reveals but you have to share the stage and attention with various rivals.

Sony and Apple have various executives that share the burden of revealing multiple product segments while their CEO?s serve as the quarterback, often giving the opening and closing statements.

Keynote Failures

A poorly executed keynote or product launch can leave a lasting impression. When companies are demoing a hot new feature and it fails to work on stage, then it is game over.

When Google tried to demo their new Face Unlock feature on their Jelly Bean OS ?last year and it didn?t work despite repeated attempts, it became a subject of ridicule. The Face Unlock feature actually works quite well today, ?but ?it seems to have been stigmatized by that demo fail moment.

Being vague and elusive during a product launch is also something that casts doubt on the company presenting and their product. Failure to allow journalists access or hands on time ?with a product (i.e. showing a tablet running a video of what it can do rather than allowing?attendees?to find out for themselves) is a sign that a product isn?t ready

Not being able to provide product pricing or availability is another red flag which tells the public that the launched product is nowhere near completed. The same goes for products that are announced too early and ?then launched late. These products often lose momentum or are eclipsed by newer and sexier competing products.

Technology launches and keynotes have really been elevated into an art form and are critical in establishing expectations as well as building up anticipation for new products and technologies.

AMD pushes Radeon purchase with Never Settle games bundle ...

AMD is trying to take advantage of the key game release season and Windows 8 launch by enticing us to buy one or more new Radeon graphics card. The carrot is up to three free games and a further 20% off a fourth, but these aren?t year-old titles, they are fairly recent or even brand new, high profile PC games.

The offer is being called the Never Settle bundle. The savings start at $60 and go right up to $170 depending on which graphics card you purchase. A Radeon HD 7770 GHz Edition or HD 7800 Series card will earn you a free copy of Far Cry 3. Move up to buying two of those cards and you qualify for Hitman: Absolution, too. Top of the list is, of course, a HD 7900 Series card purchase, which gets you a copy of Sleeping Dogs as well as the other two games mentioned.

The final cherry on top is a 20% discount off the purchase of Medal of Honor: Warfighter regardless of which of the above cards you purchase.

AMD states this is the biggest gaming bundle they have ever offered with a Radeon card, and they promise to update it in the new year. Apparently early 2013 (post-February) will see both Bioshock Infinite and the new Tomb Raider added to the deal, most likely in place of Far Cry 3 and Hitman: Absolution.

The games will not only be free with a new card purchase, but some of them will benefit from the latest 12.11 Catalyst drivers. AMD claims in a game like Sleeping Dogs or MoH: Warfighter the drivers offer as much as a 15% performance gain.

So, if you?re in the market for a new graphics card at least wait until Windows 8 sees a release as that?s when the Never Settle bundle will apparently appear.

Recap: Houston vs. Philadelphia | MLS Soccer | Rock Hill Herald ...

The Houston Dynamo booked a place in the Eastern Conference playoffs on Saturday as the club handed the Philadelphia Union a 3-1 defeat at BBVA Compass Stadium.

Macoumba Kandji got things started for Houston when he won the ball in the attacking third and worked his way into the penalty area before rolling the ball underneath Union goalkeeper Zac MacMath in the fifth minute.

Jack McInerney hauled Philadelphia back to level terms in the 19th minute with a header from a Sheanon Williams cross, while Kandji should have scored again before the break for Houston but fired over the net from six yards.

Brad Davis hit the crossbar in the 66th minute as the Dynamo went in search of the go-ahead goal, but Boniek Garcia put Houston ahead just five minutes later after a nice pass from Brian Ching on the break.

A few minutes later, Davis wrapped up the win from the penalty spot after Will Bruin was brought down by Union defender Carlos Valdes inside the area.

The result not only clinches a playoff spot for Houston, but caps an unbeaten regular season at home, with the club recording an 11-0-6 mark at BBVA.

Ashley Wagner wins Skate America

KENT, Wash. (AP) ? Ashley Wagner put her self-described "Almost Girl" tag behind her at Skate America.

The 21-year-old won the women's title, and 18-year-old teammate Christina Gao made it a 1-2 U.S. finish Sunday.

Competing in her first Skate America, Wagner, adding a well-executed long program to the short program that she won Saturday, finished with 188.37 points. That included 127.76 in her long program to music from "Samson and Delilah." She scored 60.61 points in the short program.

"After the short program, I definitely felt it was plausible to win the whole event," said Wagner, fourth in the world championships in March in the best finish by a U.S. skater since 2007. "It was kind of a good end, because I started worrying about it a little bit. But I'm happy I was able to keep my nerves under control and accomplish what I wanted to accomplish."

As for her "Almost Girl" past ? Wagner barely missed making the 2010 U.S. Olympic team and two previous world championship teams ? she said that truly is behind her.

"That was one phrase that I only said once, but everyone latched onto it. Now, I think I can let that go," Wagner said. "It's not that I'm a different person now. I'm the same person, but I have the mental strength to perform the way that I do in practice, which makes it a lot more enjoyable."

Gao moved up to second place with a strong free skate. She had 174.25 points ? 117.62 of those Sunday.

Russia's Adelina Sotnikova third with 168.96. She was in second place after the short program, but fell on a triple flip during the free skate to knock her down one place.

Earlier, Meryl Davis and Charlie White of the U.S. won their third straight Skate America dance title. The four-time defending national champions won the silver medal at this year's world championship, and have won 10 straight Grand Prix events, including the last four Grand Prix finals.

Wagner was smooth and clean on virtually every element in the free skate. She opened with a triple flip-double toeloop-double loop, did a triple flip on her final jump, and glided through a change foot combo spin finish it.

"I really fought through one of those jumps, but I'm really pleased with what I put out," Wagner said. "One of the things I learned from (coach) John Nicks is you can't just give away jumps. You have to fight for every single thing. It's having the confidence that even if something is a little bit off, you can have the speed to get out of it and land it."

Wagner certainly had a tough act to follow. Gao dazzled the audience with a performance to "Libertango" that was every bit as well executed as Wagner's. That came on the heels of Saturday's strong short program for Gao.

"I think I was a lot more confident coming into this than ever before, only because of the way I've been training," said Gao, who is combining her skating with her studies at Harvard. "It's kind of what I've been doing in practice every day. That's what I've been telling myself ? just make it like practice ? and I did."

The 16-year-old Sotnikova was within striking distance of Wagner going into the free skate, trailing the American by 1.78 points. But the fall took the 2011 world junior champion and three-time Russian senior champion out of the running.

"I'm very pleased that I did the triple-triple combination that I really wanted to do today," Sotnikova said. "But I'm completely unhappy about missing that second triple flip."

In the dance, Davis and White, skating to "Notre Dame de Paris," totaled 176.28 points over two days of competition, including 104.89 in Sunday's free dance.

They were more than 16 points ahead of Ekaterina Bobrova and Dmitri Soloviev of Russia, who had 159.95 for second.

"We had a couple little technical glitches here and there," Davis said. "We're definitely looking to getting our technical scores much higher. Overall, it was a good start to the season."

Canada's Kaitlyn Weaver and Andrew Poje finished third at 157.32. Bobrova and Soloviev were third heading into the free dance, but outscored Weaver and Poje by 6.51 points to move up a spot.
